Known ground.

Panther National is not a new setting for me. The frames below are from previous commissions inside the community, so the light, the architecture, and the way these homes sit against the course are known quantities rather than something to be figured out on the morning of the shoot.

02 // The properties

An unfurnished house is a harder photograph, and a better one.

Empty rooms remove the crutch. What carries the frame is architecture: the proportion of the openings, the way light moves across the floor through the morning, the sightlines from one volume into the next, and the relationship between the interior and the course beyond it. That is the work, and it is the right foundation for images your team will stage on top of.

Two days are held, Thursday and Friday. The intent is one home per day, but the split stays flexible. If Thursday runs well we carry into 10951 Monte Rosa Dr the same afternoon and finish Friday, and if the light on either house is better at a particular hour we work to that rather than to the schedule.

Ten finished images at each home.

A tight, deliberate set at each property. Every frame earns its place rather than filling a gallery count. The coverage below runs the same at both homes.

01 Approach and facade The house as it is first encountered, worked for the strongest reading of the elevation available in the window.
02 Principal interior volumes Living, dining, kitchen, and the primary suite, composed for proportion and sightline.
03 Indoor to outdoor transition The lanai, pool deck, and the connection to the golf and preserve views that define this community.
04 Architectural detail Material, joinery, and light. The frames that separate a residence from a floor plan.
05 Full retouching and delivery Color, perspective correction, and finishing on every frame. Delivered in full resolution and web optimized sets.
04 // Virtual staging

The staging should be built on the photograph, not applied to it.

Since the residence is unfurnished, the staging will be generated rather than shot. I run that work in house on my own captures, which means furniture is placed to the room's real perspective, lit to the light that was actually in the frame, and finished at the same resolution as the rest of the set.

If your team prefers to stage internally, that is covered. The license below explicitly permits modification, so the files are yours to work with either way. Virtually staged images should carry the standard disclosure wherever they run.

A separate return at dusk covering both homes in the same evening, three to four exterior frames each. They sit minutes apart, which is what makes one evening possible and why the pair costs less than two returns.

Beyond the ten included at either home, priced individually so a set can grow to fit the campaign.
Virtual staging
$40 per image
Furnished, lit, and finished in house on the original capture. Select only the frames that need it.

Elevations are priced per property, the one exception being twilight, which covers both residences in a single evening for one flat rate. Anything here can be added or removed before Thursday without affecting the base commissions.

06 // License and terms

Broad rights, no paperwork later.

Ohana Real Estate Investors receives a perpetual license to use the images for marketing 10964 Rosa Dr, 10951 Monte Rosa Dr, and Panther National: website, social, email, print collateral, brokerage and MLS distribution, and press or editorial placement. Modification, including virtual staging, is permitted. Resale or sublicensing of the images to third parties as stock is not included. Copyright and portfolio use remain with the photographer.

Payment 100% upfront, which confirms your booking and holds the date.
Delivery Two to three business days from the final shoot day, including any virtual staging.
Scheduling Thursday, July 30 and Friday, July 31, both held on approval.
